JOB DESCRIPTION

Summary/Objective

The project manager oversees, strategizes and implements the planning, production, and tracking of specific projects that may have durations ranging between two weeks to three years.

  • Work with senior management/sales to understand scope of project and report progress throughout durations.
  • Establish project objectives, policies, procedures, and performance standards in line with company policy/procedures and contract specifications.
  • Work with project team to define sequences of activities needed to successfully complete project.
  • Determine resource required to complete project and requisite supplies, materials, and subcontractors to complete project.
  • Create project schedules and review project schedule with senior management and other staff that will be affected by project activities, revise schedule as needed.
  • Work with superintendent and foreman to plan, organize, and direct activities concerning site construction projects.
  • Discuss matters such as work procedures, complaints, and construction problems.
  • Maintain liaison with clients and other contacts to facilitate project activities.
  • Monitor and control project through administrative direction to ensure completion of project within schedule and budget.
  • Investigate potentially serious situations and implement corrective measures after conferring with senior management.
  • Represent company in project meetings and attend strategy meetings.
  • Work with contract administrator to manage financial aspects of contracts to protect company’s interest and simultaneously maintain good relationships with client and subcontractors/vendors.
  • Formulate reports concerning such areas as work in progress, costs, and scheduling.

Management Role: The position manages the project's financial and scheduling aspects in coordination with the other project stakeholders and carries out these management responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Competencies required, but not limited to:

  • Strong Communication skills
  • College Degree or equivalent
  • Trade school training or equivalent
  • 5+ years of project management in luxury residential construction

Preferred Education and Experience

  • Experience using these technologies: Plangrid, Bluebeam, Smartsheet, and Raken
  • High-End Residential Construction experience

Work Environment

While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme conditions at construction job sites. The noise level in the work environment and job sites can be loud. This position is performed in outside weather conditions some of the time. It is also performed inside DPC's main office and on site trailer offices and involves sitting at a computer for long stretches of time.

While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.

The employee is occasionally required to sit; climb or balance; and stoop, kneel, crouch or crawl. The employee must frequently lift or move up to 10 pounds and occasionally lift or move up to 30 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. It also involves sitting at a computer for long periods of time.

Position Type/Expected Hours of Work

This is a full-time position. Regular days and hours of work are Monday through Friday, 8 a.m. to 4:30 p.m, and may vary depending on the project needs. Occasional evening and weekend work may be required as job duties demand.
